Planning permission is an essential and respectful reality — for all our benefit in high-quality building, preservation, and restoration.

As with all public services, the process and information is freely available, and accessible to all — subject to having the time and ability to review and process all that information, for what is usually a one-off need, or very occasional.

The quicker way to work with anything like this, is by recruiting experience, from those that work with the information and processes more often.

Planning permission categories

Each type of planning application has its own purpose and process.

We work directly on the site visit, survey and application process — and work with architects and specialist trades for the necessary qualified and experienced components in supporting documentation.

Collectively, we add much-needed personnel to the laborious parts of the work, and free up the specialists to spend more time on the specific areas where experience and focused attention to those details is most needed.

P1 Planning Applications

This covers any creation or loss of residential units, new developments, significant extensions, and sites of special interest.

For P1 applications, we match you to the right architects, with the right expertise, and the earliest availability for your project.

We can also offer supporting work for these applications with Site Assessments, 3rd-Party Condition Reports, Floorplans, Requests for Quotations (RFQs), and use of our Planning AI, powered by ChatGPT technologies for guidance information review and data analysis.

P2 Planning Applications

Needed for windows, doors, conservatories, extensions, outhouses, altered access, fences, walls, pools, solar panels, roof lights, lofts, and dormers.

For P2 applications, we manage your application directly, calling on the specialists for each trade for supporting documents.

We can also offer supporting work for these applications with Site Assessments, and 3rd-Party Condition Reports.

P3 Planning Applications

This is necessary for signage and exterior advertisements.

For P3 applications, we manage your application directly — including; designing the concept imagery, ordering and fitting, or partnering with your preferred design, manufacture and fitting service.

P4 Planning Applications

For moveable structures, including; marquees, tents, food vans, drinks stations, stages, lighting & fencing.

For P4 applications, we manage your application directly, calling on the specialists for each type of location and structure.

Commissioning our planning permission application service

If you are working with an Architect, Insurance Loss Adjuster, Property Manager, Builder or Trader, please pass our details onto them to commission, with a link to this page.

If you are commissioning or managing your project directly, please use our booking form to find a time that suits you, to discuss.

There is a small amount of form-filling we need from you for a site visit. We aim to make these forms clear and minimal, but detailed enough to ensure a comprehensive service, and audit-trail of all details for your records. You will receive a confirmation email and a PDF copy of each form submission.

The quoting and booking process

Book a Free Planning Application Consultancy Call, in the first instance, to check that you need this service, and explain the situation.

We'll ask you to complete the Free Site Assessment Form, to ensure we have all the necessary details for a timely and safe appointment.

Then, you can book a suitable time for your Free Planning Application Site Assessment Visit.

We will review the situation and quote on your options.

For smaller projects, we may also be able to undertake the survey on this visit, subject to availability. We'll discuss this on the initial phone call.

Once agreeable, you can then book the Full Property Condition Report — at a time to suit you, for the expected access and any preferred supervision needs.

Anything else?

That's it for the form-filling on your side, everything else can be done by email and follow-up phone calls — to discuss findings, and any next steps.

Turnaround times

We aim to complete draft applications within 3-5 business days, subject to workloads, and will advise you more on current timing expectations at each stage.
